The Luton Capability Green Centre is a self-contained new two-storey building with a light, airy interior and decked garden area. It is ideally situated at the end of a boulevard on an 85-acre landscaped park, which is widely recognised as the leading business park in London's M1 corridor. Capability Green continues to attract high quality tenants and investors, including a number of international companies, thanks to its combination of attractive high quality business environment and unrivalled accessibility and communication links by air, rail and road. Current occupiers include financial, pharmaceuticals, aviation, engineering, technology and brewing companies. The site is situated nearby London Luton Airport, which is one of the UK's largest airports and carried almost nine million passengers in 2010. About 100 companies are based at the airport which is a key economic driver for the region and a major centre for 'low cost' or 'no frills' air travel.

The space is 15 sqm and benefits from natural daylight.

I recently viewed an office space here, and my experience was mixed. On the positive side, the receptionist was friendly and welcoming, which made a great first impression. However, there were several issues. There was a lack of transparency around pricing; I was quoted £1,200 per month for an office with a sofa and £750 for one with a green wall. These prices seem highly unreasonable—especially considering you can rent a three-bedroom house in Luton for similar costs. The furnishings and aesthetic are basic, with nothing that justifies the high price point. Parking isn’t included, costing an extra £65 per month, with no free options. Even tea and coffee are an additional £27 per month. The offices were also quite cold, with no controlled heating. The lobby was very crowded, as many people were waiting for visa certifications, which added to a busy and chaotic atmosphere. I hope this review helps anyone considering this office space and saves you some time. For me, the amenities, prices, and overall environment don’t justify the high costs.
