Our house is a historic listed building in the heart of Edinburgh’s West End, with a wide choice of shops,
restaurants, bars and places to go, all within walking distance. We have great access to the public transport
network and the Edinburgh International Conference Centre is just ten minutes walk away.

We offer 27 modern rooms with various stunning views over Scotland’s capital city.

The Findlay Room boasts elegant original feature fireplaces and ornate ceiling art. The room offers superb views across the Dean Village to the Water of Leith and provides the perfect setting for your Humanist wedding service.

The venue is licenced for sale of alcohol, and although it is not licenced as a full wedding venue, under Scottish law Humanist weddings may be conducted throughout the building.

Included in our packages is the use of the Findlay Room and library, both places to relax, reflect and celebrate. Our fully licensed bar is available for your use.

    I loved this little B & B. I was part of a tour group. The staff are absolutely fantastic. Special shout out to Max & Chris for their extra help to me. They are both amazing! The kitchen staff are superb. I love that they offer a made to order hot breakfast. I had a veggie plate which was delicious! The b & b is very comfy. But…..I was in Room 25 in basement, which in and of itself was fine bc of quick access via stairs to the ground floor. However, the TV would automatically turn itself on IN THE MIDDLE OF THE NIGHT. It did this on both of the nights I stayed, waking me up all 4-5 times in total from a peaceful sleep. The other thing is that the toilet lid in this room literally rests ON YOUR BACK while using the toilet! Also, there is absolutely nowhere to place soap or shower wash, shampoo or any necessary items to clean yourself while showering. I literally had to place essential items on the toilet. I must say, this was a first in my life. Avoid room #25 if possible. I would have called it cozy had there not been these farely obnoxious problems. Staff were the nicest and most welcoming of all of the hotels we stayed in (there were 5 total). Management should probably do a check on all if the b&b rooms to make sure there aren’t deal breaking problems for guests bc most ppl won’t take the time to say anything. The tram stop is close just about a 10 minute walk to & from the B&B. The nearest stop is ‘West End’ and if you fly into Edinburgh you can ride the tram directly to the West End stop then walk to the B&B. I felt very safe in this area. The B&B is close to a number of restaurants and a cute little wine store on William Street. The breakfast menu is impressive with a lot of hot meals to choose from. Plus they provide a cold breakfast that you can help yourself to. Breakfast is from 7:30-10:30. Super nice and very hard-working breakfast staff.

    Nice little B&B in Edinburgh, close to shops and a central location! 20-30 mins from the airport by car. Has a nice little lounge area and a made-to-order breakfast. Very kind staff who made checking in a breeze. The lifts/elevators are very very small but there are stairs.
