Luxurious, relaxed and unlike anywhere you’ve ever stayed before, the Dunstane Houses is a family-run boutique hotel that brings a breath of fresh Orkney air to the heart of Edinburgh.
In a peaceful corner of Edinburgh’s West End, a short walk from Haymarket and 15 minutes’ drive from Edinburgh airport, The Dunstane Houses is an independent, 35-bedroom boutique hotel spread over two stately Victorian townhouses on opposite sides of the road: Dunstane House and Hampton House.
Dating back to 1865, but inspired by the best of modern-day Scotland, the family-run hotel combines heritage good looks with warm, personal service and a fresh, contemporary outlook.
The bedrooms and interiors throughout Dunstane House and public areas of Hampton House have been stylishly redesigned to pay tribute to the building’s neoclassical character and the owners’ Orcadian heritage, without compromising on modern comfort.
The newly opened Ba’ Bar & Lounge specialises in food made with local, seasonal Scottish produce from small suppliers, and hosts relaxed but refined all-day dining, including daily afternoon tea. It offers a wide range of fine wines, craft beers, artisanal spirits and one of the most extensive rare-whisky selections in the city, with more than 70 varieties in its vintage wall cabinet.
The Dunstane Houses offers the Ba' Bar and Lounge, Stroma Lounge and Garden conservatory for hire for events. We cater for all sorts of events from dinners, cocktail parties, champagne receptions, buffets, meetings and tastings. We are a bespoke venue that can tailor our offering to your particular needs.
Within easy reach of all the attractions of old-town Edinburgh, the Dunstane Houses is a stylish and welcoming city retreat with an authentic Scottish soul.

We loved this quaint beautiful hotel. The restaurant was great. The room was beautifully furnished. All the staff was so friendly, accommodating, & helpful. We aren’t used to no AC at night so that was new but not horrible. Perfect location!

Our stay at The Roseate in Edinburgh was nothing short of exceptional. From the moment we arrived, the staff were incredibly friendly and accommodating. Elias, the bartender, was amazing and made our evenings at the bar a delight. The accommodations were impeccably clean, and the hotel's location is perfect—a short walk or even shorter bus ride to the city centre. We had just stayed elsewhere in St. Andrews for more money, and the Roseate experience was world's apart. The food was fantastic as well. Highly recommend!

This was our second stay here at the Roseate. Last year we stayed in their more modernized room that is across the street and this year we were in one of their rooms in the original house. We loved our stay both times but were blown away by the comfort and little luxuries that were in our room in the main house. There was a beautiful four poster bed and luxurious copper stand alone tub in the corner. The breakfast is a lovely touch on top of the excellent stay. We will be back to stay here again and glad that they are staying in the Hyatt family.

Beautiful hotel in a nice location, great transport links into the city with a bus stop outside the hotel. The staff member who greeted us gave us lots of information about places to go and sights to see; he was very helpful and informative. We took the route he suggested for a walk into town through Dean Village, and we are glad we did. Our room was small, but this was to be expected as it was called "a petite double." It was very comfortable and wasn't an issue for us over our stay. Breakfast was great and again the staff were very attentive. Would recommend and would definitely stay here again.

The hotel is very cozy and keeps a true Scottish atmosphere. Rooms are very clean, the bed was comfortable. Breakfast is just amazing and keeps you full till evening. Airlink bus from/to airport stops just in front of the entrance. It is walkable distance to the center, but bus stop is at the entrance anyway. Highly recommend! The only thing which was not convenient is absence of a shower door. All the rest was just perfect. They even have heated floor at the bathroom.
