Really lovely staff, great location and the room was very comfortable which overall led to a good stay. However the bathroom door was not very significant which meant it was difficult to turn the light on while we had sleeping children in the beds, despite it being booked as a family room. Also while the pool was really nice and had a hot tub, there was a significant queue to get access to it which implies they have too many guests for the size of the facilities. Overall it was a great stay, and really good to be able to walk straight out of the hotel and into the town centre.

Decent clean good sized rooms. Walking distance to the main tourist sites. Very friendly staff who do everything to make your stay as comfortable as possible. The swimming pool, jacuzzi, gym and sauna are also a welcome addition. The only issue we had was that housekeeping did not come once during our stay, not sure if this was due to us having bad luck or if this is just standard for short stays nowadays. Someone did come straight away when requested through reception.

This is a great place to stay for a weekend with family. The location is perfect—conveniently close to public transport. The property features a swimming pool, jacuzzi, and sauna, making it the perfect spot to unwind after a busy day exploring Edinburgh on foot. We also love the English breakfast!

There is only one elevator for the whole hotel. It is impossible to get this lift anytime in the morning. It might stop on your floor will be full so then you have to wait and press the call button again. 5 minutes later the lift arrives again full. So basically there is a large chance you will be forced to carry all your luggage down the stairs. If you can get the room cheap and are happy to do this then go for it but if you have more luggage than you can comfortably carry down 8 flights on stairs then maybe stay elsewhere.

Website advertised parking. While there is parking on site there are only 15 spaces available and I'd you're lucky enough to get a space you're charged over £20 per day to park there, this isn't stated on their website. Room facilities are standard, nice bed and couch with tea and coffee facilities but advertised a TV with a media hub function, this is incorrect. Only TV you can get is normal channels with no option of a guide. There is an on-site bar and restaurant but while charging over the odds for what they call restaurant level food it's sub par. basically food isn't fresh, it's frozen store level food that's cooked on site and served with restaurant prices. Bit of a rip off really. The staff are professional when you talk to them but you do get the feeling you're inconveniencing them for asking a question. All in all it's a mid level place advertised as a luxury venue, Misleading information on their website. Due to the parking being advertised incorrectly and without informing you they're going to charge you to park we will have a £70 parking bill to pay by the time we leave, this is money not considered or even earmarked for parking leaving us will less resources to enjoy our time in this beautiful city. The establishment can do better but I doubt they'll actually do anything to improve their service based on the years old bad reviews it's got and still no noticeable change from them until now The staff are terrible at communication, there was planned maintenance for the shower in our room, we weren't Informed of this until we had someone unlock our room and enter it while we were sleeping at 0830. Fire alarm tests at 0930 the same day, all things that the staff could have easily told us when we checked in as all other venues we've stayed at do this as a matter of practice and yet a place that over charges for room, food and drink can't even fathom letting their guests know that they could be disturbed during the day or while they're sleeping. It begs belief. We payed over £600 for our stay and would have gotten better service in a hostel. I wouldn't recommend staying here, it's brought the experience of Edinburgh down hill so fast.
