Our house is a historic listed building in the heart of Edinburgh’s West End, with a wide choice of shops,
restaurants, bars and places to go, all within walking distance. We have great access to the public transport
network and the Edinburgh International Conference Centre is just ten minutes walk away.

We offer 27 modern rooms with various stunning views over Scotland’s capital city.
All rooms have en-suite bathrooms, flat screen digital TV, complimentary hospitality tray and toiletries,
hairdryer, direct dial telephone with free UK calls and free Wi-Fi connection. Start your day with a fabulous
continental buffet and full freshly cooked Scottish breakfast, all included in your room rate.

The Findlay Room boasts elegant original feature fireplaces and ornate ceiling art. The room offers superb views across the Dean Village to the Water of Leith and provides the perfect setting for your Humanist wedding service.

The venue is licenced for sale of alcohol, and although it is not licenced as a full wedding venue, under Scottish law Humanist weddings may be conducted throughout the building.

Included in our packages is the use of the Findlay Room and library, both places to relax, reflect and celebrate. Our fully licensed bar is available for your use.

    We recently stayed at B+B Edinburgh for a weekend getaway to celebrate my boyfriend's birthday, and it was absolutely perfect! The place is stunning, with its blend of classic charm and modern comfort. The beautiful, cosy rooms provided the perfect backdrop for a special occasion, and the ambience throughout the hotel made it feel like a true retreat. The location was ideal too—quiet and peaceful, yet only a short walk from Edinburgh’s top attractions. We loved being able to explore the city, then return to such a relaxing and inviting space. What made the experience even more special was the amazing staff. They were incredibly friendly and helpful, ensuring that everything went smoothly. They even helped us with recommendations for local restaurants, which was a huge plus. Overall, B+B Edinburgh was the perfect place for a memorable birthday weekend. With its charm, excellent service, and ideal location, it’s an unforgettable spot for any special occasion!

    Brilliant hotel a short walk from Edinburgh centre. The hotel itself was absolutely stunning, most of which looked to be its original features. The room me and my wife and I stayed in boasted a view across the Firth of Fourth which was beautiful. The room was small but very comfortable during our stay. The only thing that let this hotel down was the breakfast. It took nearly 50 minutes from ordering to arrive, and the waitress seemed to be stressed to bits being the only one serving. When it did arrive it was wrong but having already waited a considerable amount of time I accepted. This hotel is a little gem in the heart of Edinburgh, hopefully our Breakfast situation was a one off, as we would definately like to stay again.

    I beg you to have patience to read my answer and please don't stay here!I was so angry that I cried because of the staff! Here, you have no privacy at all. And if you delay your check-out by just a little while, your bank card will be automatically charged 50 pounds! If you argue with them, speak a little louder, you will be asked out. I travel frequently and have been to over twenty countries, but this is the worst four-star hotel I've ever stayed in. I swear to God! This is a very sincere answer. We came from Chelsea, London to Edinburgh to submit our visa applications and stayed for five days. But this hotel is far worse than Travelodge, Premier Inn and Holiday Inn. These three-star hotels are much better than this one! First: While I had already booked a room for the second night, a unknown man opened the door with a key around 1 p.m. and came in directly. At that time, I was still in bed! I had no privacy at all! Second: We were not clearly informed of the charge for delayed check-out. We were 2 hours late for check-out and I was prepared to pay the fee . But the hotel charged us a whopping 50 pounds. And we only found out about this when we checked out! This is so unreasonable, it's like robbery! Why is it so expensive? The staff have to let us know this before we booking or when we check in! The staff even told me that another couple was charged a similar amount for just a short delay in check-out. I don't know why they have the nerve to say such things! Is the main income of this hotel from delayed check-out fees? This is nothing but robbing! The staff explain that the price was half of the current room's price for the next day. But the fact is that we booked two nights. The first night's room was in the basement. The second night's room was more expensive. But we didn't move to the more expensive room for the second night. The delayed check-out fee was still charged based on the more expensive room. But we stayed in the basement room. Third: Moreover, we used their printer to print visa materials. The hotel charged us a whopping 22 pounds. I think it's reasonable for them to charge a fee, but their attitude was extremely bad! Fourth: I argued with the staff at the front desk for a while. When they saw me crying, they wanted to kick me out immediately, fearing it would affect other guests. This is the first time in my life that I've been asked to leave a place! Oh my God! If you come here expecting comfortable service... then I tell you, you've come to the wrong place...anyway! The service here is too bad! I really want to call the police! Where can I go to protect my rights? Who can help me? If you expect to have a good trip in Edinburgh... please don't stay here...please…please change one… I beg you.

    Very bad service. Charged me 50 pounds for just 2 hours late checkout. The night rate is only 60 pounds. There are still 2 hours for the next checkin time. But they said they have their stuff waited. The receptionists there served us were mean and serious, won’t choose this hotel anymore.
