Set within beautifully landscaped gardens, Warren House boasts award winning service with flexible and truly unique facilities for business or pleasure. This beautifully restored 19th century private house has 9 meeting/conference rooms and 45 individually appointed bedrooms. Warren House is extremely versatile and can accommodate anything from a 2 person meeting to a conference for 120.
Following the wedding ceremony, guests can wander through to The London Room for the evening reception and entertainment.

Cancellation policy
Once both parties have signed the contract all provisions booked on your behalf are confirmed & therefore subject to cancellation charges at the following amounts in the unfortunate event of cancellation or postponement: 25% If the event is cancelled more than 100 days before the event/accommodation commences 65% If the event is cancelled between 61-100 days before the event/accommodation commences 90% If the event is cancelled between 7-60 days before the event/accommodation commences 100% If the event is cancelled within 7 days of the start date Any cancellations or amendments to guest numbers must be confirmed to Warren House in writing. Should you make significant changes to the program or expected numbers, this may result in amendments in the applicable rates and/or facilities offered by us, which will be put in writing to you. The numbers on this contract are the numbers chargeable, however if you send updated numbers that are higher than the original number confirmed then this becomes the new chargeable number. We do appreciate that it can be difficult to estimate numbers, and therefore you have the option to reduce your number of delegates / bedrooms by up to 10% per day / night without incurring cancellation charges provided you inform us in writing at least 10 days prior to the event.

Music is only allowed in the London Hall.

December 2024Visited on Christmas Day as a party of 14 for Christmas lunch. Were seated in a delightful private room at the end of the main dining room. Guests were aged 7 months to 91 years and service was brilliant. Food was lovely and great surprise with some live music and gifts from Father Christmas for the whole party. Thank you!

February 2025I just got married here and have been well accommodated during a chaotic period. We booked the lilac and magnolia rooms for the ceremony. We chose Sri Lankan catering which went down well with all the guests. We were all catered for impeccably by Robert who dealt with all requests very efficiently and the whole event went down well. February 2025We recently had the pleasure of staying at Warren House in a two-bedroom apartment for a weekend getaway as we were attending a match at Twickenham (Allianz) rugby stadium. The accommodation exceeded our expectations in every aspect. The rooms were of exceptional quality, comfortable and elegant. The breakfast service was particularly impressive with full English, continental and an orange juice maker which the kids loved. Our children thoroughly enjoyed the swimming pool. The staff at Warren House gave an outstanding level of care and attention. They were really friendly and we were always greeted with a smile. We wholeheartedly recommend Warren House to anyone looking for a high-quality hotel in the Kingston upon Thames area.

November 2024I stayed 3 nights as I was away with work. Staff are so, so friendly, really welcoming and make you feel like they really care about your stay. Rooms are very comfortable although a little dated. Room service was good, no additional charges that I could see. Breakfast was lovely, great choice of buffet and cooked to order options, the highlight was the freshly squeezed orange juice machine! Great location, right near Richmond park and on a private road so felt very safe.

February 2025We had a lovely time celebrating our daughters 18th Birthday at Warren House. We booked a family Afternoon Tea for 10 people and had a fantastic time. The event staff, especially Mani, were amazingly helpful with accommodating our requests and the staff on the day, were just as friendly and helpful. The food and drink were all delicious and the offer to top up the sandwiches, was very much appreciated. We are a family group ranging from 10 months old to over 60 yrs old and we all very much enjoyed it. Can't wait for another excuse to go back to Warren House in the near future.
