Luxurious, relaxed and unlike anywhere you’ve ever stayed before, the Dunstane Houses is a family-run boutique hotel that brings a breath of fresh Orkney air to the heart of Edinburgh.
In a peaceful corner of Edinburgh’s West End, a short walk from Haymarket and 15 minutes’ drive from Edinburgh airport, The Dunstane Houses is an independent, 35-bedroom boutique hotel spread over two stately Victorian townhouses on opposite sides of the road: Dunstane House and Hampton House.
Dating back to 1865, but inspired by the best of modern-day Scotland, the family-run hotel combines heritage good looks with warm, personal service and a fresh, contemporary outlook.
The bedrooms and interiors throughout Dunstane House and public areas of Hampton House have been stylishly redesigned to pay tribute to the building’s neoclassical character and the owners’ Orcadian heritage, without compromising on modern comfort.
The newly opened Ba’ Bar & Lounge specialises in food made with local, seasonal Scottish produce from small suppliers, and hosts relaxed but refined all-day dining, including daily afternoon tea. It offers a wide range of fine wines, craft beers, artisanal spirits and one of the most extensive rare-whisky selections in the city, with more than 70 varieties in its vintage wall cabinet.
The Dunstane Houses offers the Ba' Bar and Lounge, Stroma Lounge and Garden conservatory for hire for events. We cater for all sorts of events from dinners, cocktail parties, champagne receptions, buffets, meetings and tastings. We are a bespoke venue that can tailor our offering to your particular needs.
Within easy reach of all the attractions of old-town Edinburgh, the Dunstane Houses is a stylish and welcoming city retreat with an authentic Scottish soul.
The Dunstane Restaurant & Bar can be hired for private events, accommodating 60 guests standing or 28 guests in a sit down setting. Guests can enjoy a relaxing after work tipple from our selection of malt whiskies, Scottish craft beers, artisanal spirits and hand-picked wines.

February 2025Luxurious, romantic, comfortable and top quality service! The building itself was stunning! Couldn't recommend this hotel any more! If you're staying in Edinburgh and you don't stay here, you've missed out! Everything from check in to check out was just perfect!

March 2025Had a lovely stay here, the servers were very polite and professional. The cooked breakfast was delicious. The bed was very comfortable and the room was warm. The room itself was quite small and cosy.

March 2025My husband and I have just returned from a 3 night stay at The Roseate and we can't recommend it enough! To begin with, the staff really are truly wonderful. They're polite and professional but also chatty and friendly (assuming that's your vibe). We chatted all sorts with them, from the comedian we were in the city to see, to cat ownership! Our room (117) was beautiful, and incredibly peaceful - my husband is a really light sleeper, and we both slept like a dream. It helped that this room is at the top of the hotel so there was no chance of noise from above. The bathroom - which you go down three steps into - is also gorgeous and elegantly decorated (much like the whole hotel). We only had one meal at the Roseate, and that was breakfast on our last day. It was delicious, and really set us up for our five hour journey home. The hotel is in a great location - we walked pretty much everywhere, including to Arthur's Seat, the castle, and the Playhouse. It's also the nicest smelling hotel I've ever been to! I'm going to miss walking in the front door and being greeted by that gorgeous scent. If we're lucky enough to return to Edinburgh we won't bother looking for another hotel, because this is the one for us.
